La Palazzina, Sansepolcro, Tuscany, Italy

The restored 3-story main house.

The house sleeps ten in five bedrooms.
There's a pizza oven to the left of the pergola.

The south side of the main house facing the apartments.

Walkways among the box hedges. The property elevation is about 500 meters.

A sitting area overlooking the Apennine hills and the Upper Tiber River Valley.

The pool and grounds with an outdoor shower and gazebo--to give some Tuscan shade.

A closer look from the corner where the pool has steps.

A view of the pool from the terrace of the large apartment, with the pool                                                area fenced for children's protection.

The walkway from the large apartment leading to the courtyard and main house.

From the steps of the main house leading to the security gate, opened by remote control.

The courtyard between the two dwellings where cars can park.

The main house on the left, looking towards the back property and the "reading" gazebo.

A closer look of the gazebo, the driving range and small fruit orchard, part of our 28 acres.

The driving range has many family uses.

One of the views from our property. We suspect their binoculars are as powerful as ours.

The view as seen from the small, tranquil "reading" gazebo.

The living/sitting room of the main house.

The other half of the sitting room of the main house.

The TV room of the main house.  Oops, the price tag is still on the coffee table.

The main house dining room which easily seats 12 people.

A fireplace just steps from the TV room.

The kitchen of the main house, with full-scale refrigerator and walk-in pantry.

One of our almond trees.

Our hundreds of olive trees provide us fruit for our own olive oil.

The primo piano (second floor w/three en suite bedrooms), the hallway sitting area with                                  fireplace.

Another hallway leading to the top (third) floor--with two bedrooms and one bath.

The bed of the large master bedroom. All wrought-iron bed frames were handmade for us by local artisans.

A bedroom in the main house.

One of the main house 4 1/2 bathrooms.

                                                                                    Another bathroom.

Two-feet thick walls keep the main house warm in winter, cool in summer.

The apartments viewed from the pool: the large apartment has two bedrooms and two baths. The small apartment has one bath, one bedroom and a sitting room with a sofabed. Altogether sleeps 8.

Another view of the kitchen of the large apartment: table seats 8.

A fireplace in the living room of the large apartment. No takers.

The kitchen area of the smaller apartment.

The kitchenette area of the small apartment, which is under the same roof as the large apartment but is self-contained with a separate entrance.

The bedroom of the small apartment.

One last view of the pool. Why not.

One of our neighbors. Much wildlife in the country including the pheasants, wild boars, deer, badgers and porcupines.

    The lavender blooms each summer.

A local furniture-maker cut this slab for us out of a large tree...

...and fashioned it into this massive table that we placed under the pergola for al fresco dining.

Fruit from one of our many fig trees: slice them and serve with prosciutto.

Some of the apricots growing in our small orchard.

Sometimes we skip the food and cut right to the chase at La Palazzina.
